VEG ER FOR PETS COMING TO ORANGE
As stated in my last newsletter there have been on-going lease negotiations for several Orange properties in both the commercial and industrial zones, which are confidential until the lease is signed--and sometimes confidential until the new business is ready to announce. I am pleased to finally announce VEG ER for Pets has finalized their 10-year lease at 507 Boston Post Road. The 24-hour veterinarian hospital and urgent pet care has locations all over the country, and Orange will be it's second Connecticut location. Extensive renovations will be done to the 5,250 sf building before they occupy. Carl Russell of Pearce Real Estate represented the owners and negotiations have been in the works for the past eight months.

New Development
Construction is progressing at 88 Marsh Hill Road for Noble. The new fueling center will include gas, diesel, and EV charging, as well as a convenience shop. Noble Gas, Inc. is a Connecticut-based business that has been growing since 2013 with multiple locations in Connecticut and Massachusetts.
In the Works
Plans are being submitted for our newest tenant:
· Big Y will do extensive construction to the the former Christmas Tree Shop space at 200 Indian River Road. They are targeting to open by summer's end of 2027.
Renovations are still in process:
· J&W Playworld, a children's entertainment center,will open soon at 80 Boston Post Road in the former LA Fitness, a 50,000 square-foot space. Renovations have been ongoing. The center will feature playscapes, trampolines, ninja courses, arcade, party rooms, and more.
· Goldfish Swim School will open soon at 538 Boston Post Road, in the former liquor store space of the Raymour & Flanigan plaza. They are accepting PRE-REGISTRATIONS.
New Facade
Paint, lighting, an overhang, and a top structure was recently done at 278 Boston Post Road to give the building a fresh, new look. A minor renovation made a huge impact to modernizing the facade, while also giving an attractiveness to the Post Road. Two additional property owners will be updating their plazas over the next few years.

New Business
Venus Nail & Spa at 330 Boston Post Road is now open. No website is listed yet, but they can be reached at 203-727-5935. Speaking about facades, paint and lighting was done to the building, where Verizon is also a tenant. The space was previously occupied by Connecticut Orthopaedics who relocated into their new building across the street.
Subdivisions
Construction is underway at the former Party City space at 292 Boston Post Road to subdivide into four pieces. Two spaces will be 4,000 square feet and the other two will be 2,000 square feet. Lease negotiations are in process on two spaces and there is interest in the remaining two.
In addition, construction is in process at the former Patriot Bank building at 35 Old Tavern Road at Firelite Commons to subdivide into two spaces. There are no tenants lined up yet, but there is interest.
Property Sales
283 Indian River Road - The 22,090 square-foot building on 2.5 acres has sold for $2,090,000 in January to HIS Group, LLC. Kelvion Corporation, a boiler parts business, occupies the building. Gus Eliopulos of Colonial Properties represented the buyer and Bruce Wettenstein of Vidal/Wettenstein was the listing broker.
304 Boston Post Road - The 12,800 square foot building on 1.28 acres was sold for $1.81 million in February to Apple Tree Realty, LLC, and is now being marketed by Ken Ginsberg of KNG Realty for lease to a single user. Will Braun of O,R&L Commercial represented the seller and Ken Ginsberg of KNG Realty represented the buyer.

Just a reminder and in cased you missed our last newsletter, our updated Orange Property Brochure has arrived! We use the brochure for business outreach and to help market the town and available properties. Changes included a fresh new look, updated photos, and a more defined map. Copies were recently mailed to local commercial brokers.

The all-outdoor event is scheduled for Thursday, June 18th, from 2:30 - 6:30, at the Orange Fairgrounds. Businesses, artisans, crafters, and farmers will be selling their products and services.
