The information provided below will help to guide aspiring businesses through Orange's land use boards, as well as:

Step 1. Understand the Zoning Regulations for the area that you are interested in locating your business. Zones, such as C-1, C-2 and LI-1 have very different rules and regulations. You should familiarize yourself with these regulations. You can pick up the Zoning Regulations in town hall or download them from this site.

Step 2. Receive and complete the Site Plan Application. The site plan application acts as the passport through all of the Town?s land use boards which include; Plan and Zoning, Inland Wetlands, Building Department, Department of Public Health, etc. Upon submission of the Site Plan application, the application will make its way through all of the pertinent departments for approval. You may be required to seek permit approvals from other land use boards and commission based upon the information supplied on your site plan application.

Step 3. Submission of Site Plan Application: You, as the applicant, must submit eight copies of the site plan to the Zoning Enforcement Officer.

Town Engineer/Public Works Director

Flood Zone

Fire Marshal

Fire Chief

Orange Health Department

Inland Wetlands

Building Inspector

Water Pollution Control Authority

Orange Police Commission

Connecticut Department of Transportation

You will be required to meet with the above listed department heads and obtain their comments and signatures.

Upon completion of your site plan application and approvals of all required departments, the Plan and Zoning Commission will hear and render a decision of approval or denial for your application.

Step 4. Determination of Site Plan Application: Upon approval of your site plan, you may proceed to establish your business presence whether that is new construction, renovation or simply opening your door for business. If your application has been denied by the Plan and Zoning Commission, you may be eligible to meet with the Zoning Board of Appeals to discuss any hardships that may prohibit you from receiving an approval of your site plan.
